New Store Criteria
Here are the building and site requirements Kohl's follows when identifying a new store location, as well as the preferred general parameters of the demographic criteria. We will, from time to time, make exceptions to these criteria to address unique situations.
Building & Site Requirements
Size:
- 87,410-square-foot prototype should be located on approximately seven acres and reside in a metro or middle market area
- 64,322-square-foot prototype should be located on approximately six acres and reside in a small or rural market area
- Minimum of 320 feet of building frontage for the large store and 275 feet for the small store
Ceiling Height:
- 15 feet to clear bottom of steel structure
Parking:
- Generally 4.5 cars per 1,000 square feet for Stand Alone
- Generally 4.0 cars per 1,000 square feet for Strip Center
Loading:
- Two docks with two adjacent full-size compactor pads for the small store
- Three docks with two adjacent full-size compactor pads for the large store
Signage:
- Prototypical building and pylon signage
Location Type:
- Preferred locations will be in power, lifestyle or neighborhood strip centers, regionally accessible shopping areas or free-standing units located in close proximity to retail shopping and major business areas
- Large population of families
- Strong visibility, access and significant traffic counts
Retail Synergy:
- Proximity to national and regional retailers
Deal Types:
- We prefer to purchase and own
Population:
- Metropolitan suburban growth area with 190,000 people in the trade area
- In-fill locations in urbanized areas with generally 250,000 people in the trade area
- Single-store, mid-size communities with generally 100,000 people in the trade area
Household Income:
- Median household income in excess of $50,000.
