New Store Criteria

Here are the building and site requirements we follow when identifying a new store location, as well as preferred general parameters of the demographic criteria. We will, from time to time, make exceptions to these criteria to address unique situations.

 

Building & Site Requirements

  Size:
  • 86,967-square-foot prototype should be located on approximately seven acres and reside in a metro or middle market area
  • 64,015-square-foot prototype should be located on approximately six acres and reside in a small or rural
    market area
  • Minimum of 320 feet of building frontage for the large store
    and 275 feet for the small store
  Ceiling Height:
  • 15 feet to clear bottom of steel structure
  Parking:
  • Generally 4.5 cars per 1,000 square feet
  Loading:
  • Two docks with two adjacent full-size compactor pads
  Signage:
  • Prototypical building and pylon signage
  Location Type:
  • Preferred locations will be in power, lifestyle or neighborhood strip centers, regionally accessible shopping areas or free-standing units located in close proximity to retail shopping and major business areas
  • Large populations of families
  • Strong visibility, access and significant traffic counts
  Retail Synergy:
  • Proximity to national and regional retailers
  Deal Types:
  • We prefer to purchase and own, but alternatives under specific circumstances will be considered
  Population:
  • Metropolitan suburban growth area with a minimum of 190,000 people in the trade area
  • In-fill locations in urbanized areas with a minimum of 250,000 people in the trade area
  • Single-store, mid-size communities with a minimum of 100,000 people in the trade area
  Household Income:
  • Median household income in excess of $40,000 each year in the surrounding area
