To provide excellent service and a solid relationship platform with our business partners while managing the expectations of Kohl's through the disposition of property, securing our long term assets, resolving shopping center issues, and maintaining the image and longevity of the Kohl's brand.

Surplus Property:
Overview:
- The Surplus Property Program was established in May 2009
- Kohl's has 1,098 existing stores with over 600 potential outparcels and over 200 potential expansion areas
- The team has approved deals in 20 states with over 175 offers received to date
Kohl's is Interested In:
- Increasing traffic flow to the center
- Creating synergy with "like" tenants
- Decreasing our operating costs
- Maximizing value of our parcel and the overall shopping center
- Building and maintaining lasting relationships with our Landlords, Brokers, fellow shopping center tenants and respective outparcel retailers
Lease Renewals:
Actively seeking partnerships with the Landlord community to create win-win scenarios.
Advantages to Landlord are:
- Secure long term tenant, which improves ability to lease surrounding boxes
- Partnership to redevelop or enhance the shopping center (Kohl's remodel, outparcel program, etc…)
Remodel Partnerships:
- Kohl's remodels approximately 100 stores a year.
- The Asset Management Team is contacting Landlords and approving parties to seek approval where needed and if possible working with Landlords to help create a win-win scenario for both parties.
Approval Meetings:
Approval Requests
In order to expedite approval requests, we would appreciate it if the following standards were adhered to:
- Approval requests that are accompanied by phone conversations and email transmissions are extremely difficult to process; we ask that the third party seeking an approval request should make a formal written request via the notice procedure provided in the document that contains the section from which the requester is seeking a variance. REQUESTS SENT BY EMAIL ARE DISCOURAGED, HOWEVER, IF YOU HAVE TO SEND VIA EMAIL PLEASE REMIT TO: PROPERTYADMIN@KOHLS.COM.
- Approval Meetings are held on the 3rd Monday of each month. All requests must be received by the business day preceding the date that is one week prior to the meeting of the Approval Committee (the "Cut-Off Date") to be placed on the agenda. Any requests received after the Cut-Off Date, shall be placed on the agenda for the following month.
- In the request, the third party should specify the section of the lease/REA/OEA/Declaration for which a variance or approval is needed.
- The third party should provide the following:
• A site plan showing the location of the request in relation to Kohl's location;
• A detailed site plan of the affected area;
• Scaled elevations of a proposed building, including any signage changes;
• Any other supporting information, documentation or photos which would provide clarity in understanding the request;
• Specific verbiage which completely describes the item(s) that the Third Party is requesting as related to the above plans and documents.
• If a request is for new improvements within the Center, the name or use of proposed occupants must be identified within the request.
